These terms govern your use of the Second Chance To Life LLC platform and participation in our housing program. Please read carefully before applying or using any of our services.

1. Program Overview

Second Chance To Life LLC provides transitional and supportive housing services for individuals who have faced significant barriers to stable housing, including those with prior incarceration, evictions, or housing instability. Our program is designed to provide not just a place to live, but a pathway to long-term stability.

Participation in our housing program requires adherence to all program rules, payment of applicable fees and rent, and active engagement with your housing plan.

2. Eligibility

To be eligible for our housing program, applicants must:

  • Be 18 years of age or older.
  • Complete the full application and provide all required documentation, including government-issued photo ID.
  • Disclose all required background information honestly and completely.
  • Pay the non-refundable $200 community fee (required for priority placement).
  • Agree to all program terms and house rules.

3. Trial Placement Period

All new residents begin with a 30-day trial placement period. During this period:

  • You will be placed in a designated trial unit.
  • You are expected to demonstrate compliance with all program rules and community standards.
  • Staff will evaluate your progress and readiness for a permanent placement.
  • Successful completion of the trial period results in permanent placement in a stable long-term unit (6+ month term).
  • Program staff reserve the right to extend or end the trial period based on conduct and compliance.

4. Rent and Fees

We provide affordable housing. You will be informed of your specific rent amount upon approval. All residents are responsible for:

  • Community fee: $200 non-refundable fee due at the time of application (prioritizes your placement).
  • Security deposit: A refundable deposit calculated as a percentage of your monthly rent, due before move-in.
  • Monthly rent: Due on the 1st of each month. Autopay authorization is available and encouraged.

Rent amounts are set at the time of your approval and will not increase during your initial lease term without 30 days written notice.

5. Late Fees and Non-Payment

If your rent is not received by the due date:

  • A late fee of $5 per day will be assessed beginning the day after the due date.
  • Late fees are capped at $35 (7 days).
  • Balances unpaid after 7 days of the due date may result in the issuance of a formal notice and may be grounds for program removal proceedings.
  • If you are experiencing financial difficulty, please contact us immediately. We are committed to working with you whenever possible.

6. Program Rules and Conduct

All residents must comply with the house rules for their specific property. General program rules include:

  • No illegal activity on or near program properties.
  • Respectful treatment of all staff, residents, and neighbors.
  • Maintenance of your living space in clean and habitable condition.
  • Compliance with visitor policies as set by property management.
  • Participation in any required case management or program activities as determined by your housing plan.
  • No subletting or unauthorized occupants.

Violation of program rules may result in formal warnings, program holds, or removal from the program, depending on the severity and frequency of the violation.

7. Lease Agreement

Upon approval and move-in, residents will receive a formal lease agreement to review and sign digitally through the resident portal. The lease agreement governs the specific terms of your housing arrangement, including the unit address, move-in date, rent amount, lease term, and applicable rules.

8. Autopay Authorization

Residents are encouraged to authorize autopay for their monthly rent through the resident portal. By authorizing autopay, you consent to automatic monthly debits from your designated payment method. You may cancel autopay authorization with 30 days written notice, subject to your continued rent obligation.

For SSI and Social Security recipients, payment may be coordinated through an authorized representative payee arrangement where applicable.

9. Security Deposit

Your security deposit is refundable at the end of your tenancy, subject to deductions for:

  • Unpaid rent or fees at the time of departure.
  • Damage to the unit beyond normal wear and tear.
  • Costs of cleaning required above normal standards.

Any deductions from your deposit will be itemized and provided to you within 30 days of your move-out date.

10. Program Removal

Residents may be removed from the program for:

  • Non-payment of rent beyond 7 days of the due date.
  • Repeated or serious violation of program rules.
  • Illegal activity on or near program property.
  • Providing materially false information in your application.

Program removal proceedings will be conducted in accordance with applicable state and local law. Residents will receive notice of any proceedings and the opportunity to respond.

11. Limitation of Liability

Second Chance To Life LLC is not liable for personal property lost, stolen, or damaged on program premises unless caused by our gross negligence. Residents are encouraged to maintain renter's insurance where possible.

12. Changes to These Terms

We may update these Terms of Service with reasonable notice. Continued participation in the program after changes constitutes acceptance of the updated terms.
