How is my rent calculated?
Your monthly rent is set at 30% of your total disclosed monthly income. This means your rent is personalized to what you can actually afford โ not a flat rate that ignores your financial situation. During your application, you will see your exact calculated amount as you enter your income.
What is the $200 community fee?
The $200 community fee is a one-time, non-refundable fee paid when you submit your application. It confirms your commitment to the process and immediately places you in a priority position on our waitlist above applicants who have not yet paid.
What is a security deposit and when do I pay it?
Your security deposit is 15% of your total disclosed monthly income. It is collected after your application is approved and before your move-in date. Security deposits are non-refundable in the event of early lease termination.
Who qualifies to apply?
We serve seniors 50 and older, veterans of any age, individuals transitioning from emergency shelters, people on fixed or low incomes, individuals in reentry, and anyone referred by a partnered caseworker or social service agency.
How does the waitlist work?
When you are approved but a unit is not immediately available, you are placed on our waitlist. Priority is determined by: community fee paid, veteran status, senior status (50+), caseworker referral, application completeness, and submission date. You are automatically added to waitlists for all compatible room types simultaneously.
Can a caseworker apply on my behalf?
Yes. Caseworkers can submit a referral and either send you a personalized email to complete your own application, or prefill most of your application and send you a secure link to review and submit it.
What documents do I need to apply?
You will need a government-issued photo ID and documentation of your income sources (pay stubs, award letters, benefit statements, etc.). Additional supporting documents such as reference letters are welcome but not required.
What happens if I miss a rent payment?
A late fee of $5 per day is applied starting the day after your rent due date. We encourage residents to contact us immediately if they are experiencing financial difficulty โ we would rather find a solution together.
Are your properties accessible?
Yes. Several units in each property include accessibility features such as grab bars, roll-in showers, widened doorways, and emergency pull cords. Please note any accessibility needs in your application.
Where are your properties located?
We currently operate in New Jersey and Georgia. Specific property addresses are provided to applicants after submission for privacy and security reasons. We are actively expanding to additional service areas.
